背景：这是我们最近中标的一个项目（候选方案二十选一），并帮助甲方成功击败众多十强地产对手，成功吸引政府，拿到土地。
山东烟台南部区域拥有数百公里的海岸线，仍处于待开发状态，我们在搜索烟台背景资料中发现，烟台刚好处于神奇的“北纬37°”，这个纬度孕育了地球90%的人类文明，数个经典城市都位于这一纬度中，如雅典，波尔多，首尔，东京，西西里岛，旧金山，摩纳哥，塞维利亚等。经典纬度的故事给了我们一个很大的启发，并最终形成本案的核心概念，即在4平方公里的小镇上，享用同纬度八个世界城市的优势资源和美景。并帮助开发商真的连线这些同纬度世界企业，包括法国波尔多的葡萄酒庄，韩国的高尔夫俱乐部管理公司，旧金山的科技公司和国际教育机构，东京的养老医疗品牌，西班牙塞利维亚的足球教练，摩纳哥的游艇会所，游艇驾校，希腊爱琴海的品牌酒店等等。让他们真的来到烟台海岸小镇，成为海岸度假规划小镇的内容ip。
当然，他们对于大众的吸引力会产生1+1大于2的效应，除了这些都是真实的世界品牌，管理机构，还提供给人们或者说是未来小镇居民一个世界化的视角，融入在4公里范围内的精神居所。

The story of classic latitude gave us a great inspiration and eventually formed the core concept of this case, that is, enjoying the advantageous resources and beautiful scenery of eight world cities with the same latitude in a 4-square-kilometer town. And to help developers really connect with these same-world enterprises in the world, including the winery in Bordeaux, France, South Korea's golf club management company, San Francisco technology companies and international education agencies, the elderly care brand in Tokyo, Spain, football in Serbia Coach, Monaco's yacht club, yacht driving school, Greek love sea brand hotels and so on. 概念规划阶段，我们充分研究了热点城市如三亚，曼谷，东京，旧金山，迈阿密等20多个城市。例如对海岸资源的分级规划，会依据距海距离长度，分为零线海景，一线海景，二线海景，每一线到海岸的距离有其自身的规律性，如海岸距离300米以内，基本为零线海景，因为这个距离刚好放置一个标准规格的五星级度假酒店，如在研究三亚，已经国外著名的海岸度假区都依据这一规律。距海距离300米-600米之间，属于一线海景，不能直接贴海，但是视距是最佳的，加上此距离之前为五星级酒店，大大增加了视觉景观价值。之后的区位则相对弱一些，可称为二线海景。

小镇被分为四个活力区域，沿海岸部分设置“一港”，“一滩”；属于一级海岸景观资源，这一区域设置了多个五星级度假酒店，精品酒店，异国购物商街，儿童海世界乐园，滨海美术馆，海鲜大市场，以及星级一线海景公寓和别墅。一滩部分风情接近爱情海度假区域，一港部分则接近塞维利亚和摩纳哥，高层公寓部分则带着旧金山现代科技都市样式。一条彩色的漫步跑道串联了一港一滩的所有部分，一圈下来刚好5公里。另外提供的游轮码头，可以为小镇轻松带来5000人次/船的游客量，港湾内的游艇则驳接了烟台多个港湾区的交通和游艇娱乐服务。
非沿海部分设置“一镇”，“一园”；即度假法式小镇和高尔夫运动公园居住社区，法式小镇涵盖了养老，医疗，奥莱购物，异国餐饮的功能，小镇周围设置散布十余公顷的葡萄种植园，为小镇波尔多酒厂提供农业原料。同时小镇紧邻国际教育板块，包括国际学校，国际夏令营，国际足球学校，国际马术俱乐部，国际青少年营地等等。“一园”的高尔夫度假公园提供了国际18洞标准高尔夫球场，高尔夫酒店俱乐部，高尔夫别墅，以及高层的公园社区，每一独立组团均包含海水泳池。一镇接近波尔多风情，一园则接近首尔和东京风情。

另一个案例：
下图是我们在烟台海岸小镇之后，成功中标的另一个临海小镇案例（也可以叫临海社区），这一社区同时临河与临海，具有“双优”资源。我们通过对河岸公园的改造，并开放社区沿河公共景观，将混合社区商业移到沿河公园位置，大大增加了城市的区域活力和商业吸引力。海岸此时扮演的角色则是“通达”目的地的一个终点，沿河公园将海岸与城市深处垂直连接，公园成为路径。扮演了此区域城市“旧改”，肩负“特色城市，活力城市”使命的重要 角色，我们希望通过这一概念，使得城市变得“不一样”，不再是“千城一面”，而是“丰富，混合，多业态，健康，生命力”的多型城市社区。
